Part exchange for a fast move move to luxury

Date:   12/11/2007
Region:   West Midlands

Even with a market that is slowing down, we can promise a fast move to luxury for purchasers of the two remaining properties at its exclusive Heaton Woods Manor development in Olton, Solihull.  Purchasers with a property to sell could get an excellent part-exchange deal and benefit from the financial advantage of having 2% Stamp Duty paid by the developer or they could choose to have an interior design package.  For purchasers without a property to sell, Bloor Homes will pay 4% stamp duty.

The advantage of part exchange is that it removes all of the uncertainty from the buying process as sales adviser Heather Thomas explains:  “Part-exchanging your existing property means that you can be absolutely sure that your sale will go through.  Some purchasers may be wary thinking they will be offered less than their property is actually worth.  We are offering 100% part exchange based on an independent valuation, and you will save on estate agent fees so it is an offer that represents good value for money.”

Heaton Woods Manor is situated in a location that offers a combination of convenience and privacy. A gated development of just four individually designed properties, it is set on a private drive at the end of Mirfield Road, a cul-de-sac, well away from any passing traffic, but usefully situated for the convenience of the popular local shops at Dovehouse Parade and just over a mile from Solihull town centre.

At £899,950, Birkdale House is the larger of the two available properties.   It has a large L-shaped living/dining room, a kitchen/family room plus a utility room with access to the double garage, a cloakroom and study.   On the first floor there are three double bedrooms, with two en-suite shower rooms and the family bathroom, plus a playroom that extends over the double garage, with two more bedrooms and a shower room on the second floor.

At £799.950 Lytham House, has a spacious living room with two sets of patio doors, a separate dining room, kitchen/family room, utility and cloakroom.  There are four double bedrooms on the first floor with two en-suites and the family bathroom, plus a further large bedroom with walk in wardrobe and en-suite shower room on the upper floor.

Both homes have a complete range of kitchen appliances, including range cooker and stainless steel American fridge/freezer, family bathrooms have corner baths and there is full height tiling in all bathrooms and en-suites and light fittings throughout.  The floors in the halls, kitchen and utilities are tiled, with fitted carpets throughout the rest of the properties.

The sales office at Heaton Woods Manor is open from 10.00am to 5.00pm on Friday and Monday and 10.30am to 5.30pm Saturday and Sunday and can be contacted on 0121 705 7274.
